9. COMPLIANCE WITH ESTATE RULES
The Tenant shall comply with all estate rules, regulations, and guidelines as may be issued from time to time by the Landlord or Estate Management.
10. TERMINATION
Either party may terminate this Agreement by giving three (3) months' written notice to the other party.
Upon termination, the Tenant shall peacefully yield up possession of the Premises in good condition, subject to fair wear and tear.
11. QUIET ENJOYMENT
The Landlord covenants that the Tenant shall peacefully and quietly enjoy the Premises during the term of this tenancy without unlawful interruption, provided the Tenant complies with the terms of this Agreement.
12. GOVERNING LAW
This Agreement shall be governed and construed in accordance with the laws of the Federal Republic of Nigeria.
13. RENT REVIEW
The rent payable under this Agreement shall be subject to review upon the expiration of the current tenancy term or upon renewal, in line with prevailing market rates within the estate and its environs.
Any reviewed rent shall be communicated to the Tenant in writing not later than three (3) months before the expiration of the current term.
Where the Tenant agrees to the reviewed rent, the new rent shall take effect upon renewal of the tenancy. Failure to agree shall entitle either party to terminate the tenancy in accordance with the termination clause of this Agreement.
UTILITIES AND SERVICE CHARGES
14. Utilities and Outgoing
The Tenant shall be responsible for the payment of all utility bills and outgoings relating to the Premises, including but not limited to:
Electricity
Water
Waste disposal
Internet, cable television, and other personal services.
